Marketing That Won’t Cost You A Dime

Let’s face it, the beginning of the year can be tough for agents. You’ve just come off the holidays, the market has slowed down, and you’re anxious to get back to work and close your next deal. However, if your budget is limited, you may struggle with marketing your business during this time. Not to worry, many successful agents don’t spend a lot on marketing. That’s because they know it all comes down to relationships. So, this week, we’re providing you with five marketing ideas that won’t cost you a dime!

#1: Personal Phone Calls

Never underestimate the power of a phone call. Often, we rely on email and text to communicate with our sphere. Make it a point to call people in your database. Simply pick up the phone, say hello, and see how they’re doing. Don’t make these calls about business. If you do, the gesture will feel insincere. However, when asked about the market, feel free to give them the scoop!

#2: Provide CMAs

With the market changing, many people are curious about the value of their homes. Create CMAs for people in your database. Send to clients or anyone you believe may make a move in the coming year. This item of value will be appreciated and likely spark conversation. Email your reports with a personal note encouraging them to give you a call if they have any questions about their value or know anyone else who would appreciate this service.

#3: Get Social

According to NAR, social media is rated by agents as their third most valuable lead-generating tool.  Get active on social media and post regularly. Make sure you post content that is a combination of educational and fun. Don’t be all about business because that will squash your engagement. Challenge yourself to have some fun. Post photos and videos and reply every time someone comments on your post.

#4: Email

If you aren’t emailing your sphere regularly, you’re missing out on a huge opportunity. When you send an email, make sure you’re offering value, so they want to read it. For example, create a monthly newsletter or send a video message with a market update. Whatever you do, make it meaningful to the people who receive it.

#5: Send Video Text

Stand out by sending video text messages to people in your sphere. It’s so easy to do, and you can do it any time to let someone know you’re thinking of them. For example, maybe you have a client who took a break from looking at homes during the madness of 2021-2022. If you happen to drive by a property, you think they’d like, shoot a video and send it to them. Or, if you’re at a nursery and have a client who’s an avid gardener, send them a quick video and show them what’s on sale.
